NOTICE IS HEREBY GIVEN that under, and by virtue of, that certain findings of fact, conclusions of law, order for judgment, and judgment entered on October 2, 2013 (Order), a certified copy of which has been delivered to me directing the sale of the Property, as hereinafter described, to satisfy the amount found and adjudged due to said Plaintiff in the above-entitled action from Defendants, Danny N. McDougall and Renaye M. McDougall (collectively Borrowers), as prescribed in the Order, with respect to that certain mortgage executed by Borrowers, and in favor of Anchor Bank, N .A., a national banking association (Lender), dated April 14,2011, and recorded on April 27, 2011, as Document No. 506289, in the Office of the County Recorder in and for Morrison County, Minnesota, the undersigned Sheriff of Morrison County, Minnesota, shall sell at public auction, to the highest bidder, for cash, on the 3rd day of December, 2013, at 10:00 a.m., at the Morrison County Sheriffs Office, 213 Southeast 1st Avenue, Little Falls, Minnesota 56345, in the said County and State, the following premises and real estate described in said Order, commonly known as 719 North Birch Street, Royalton, Minnesota 56373. PID No. 44.0442.000, and legally described as follows: Lot 5, Block 1, Brentwood Estates Plat Two, Morrison County, Minnesota.
THE TIME ALLOWED BY LAW FOR THE REDEMPTION BY THE MORTGAGOR, THE MORTGAGORS PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS; IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTE, SECTION 582,032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
