NOTICE OF PUBLIC HEARING
TO AMEND LITTLE FALLS CITY CODE CHAPTER 11, ENTITLED LAND USE REGULATIONS [ZONING]; BY AMENDING SECTION 11.02, ENTITLED DEFINITIONS; AND SECTION 11.07, ENTITLED SPECIAL PROVISIONS, PARAGRAPH I, ENTITLED STREET SIDE GROUND FLOOR DWELLING UNITS; AND SECTION 11.03, ENTITLED GENERAL PROVISIONS, PARAGRAPH D, ENTITLED ACCESSORY BUILDINGS AND PARAGRAPH E, ENTITLED REQUIRED YARD AND OPEN SPACES; AND SECTION 11.04, ENTITLED ADMINISTRATION AND ENFORCEMENT, PARAGRAPH C, ENTITLED VARIANCES; AND ADOPTING BY REFERENCE CITY CODE CHAPTERS 1 AND 11.99, WHICH AMONG OTHER THINGS CONTAINS PENALTY PROVISIONS
YOU WILL PLEASE TAKE NOTICE, that a public hearing will be held in the Council Chambers at City Hall, 100 Northeast Seventh Avenue, Little Falls, MN, 56345, on Monday, April 14, 2014, at 6:30 p.m. or as soon thereafter as the Planning Commission can hear the same, to consider amendments to Chapter 11, entitled Land Use Regulations [Zoning], Section 11.02, entitled Definitions; Section 11.07, entitled Special Provisions, Paragraph I, entitled Street Side Ground Floor Dwelling Units; Section 11.04, entitled General Provisions, Paragraph D, entitled Accessory Buildings and Paragraph E, entitled Required Yard and Open Spaces; and Section 11.04, entitled Administration and Enforcement, Paragraph C, entitled Variances.
The following is an abbreviated summary of the proposed changes. The full text of the amended Sections is available at City Hall, 100 Northeast Seventh Avenue, Little Falls, MN, 56345. The proposed amendments will:
1) Definition of Street Side Ground Floor Dwelling Units; 2) Amend Street Side Ground Floor Dwelling Units to include apartments and property owners; 3) Clarify accessory structures within all residential districts; 4) Amend/clarify setbacks for accessory structures in all zoning districts; and 5) Establish variance timelines and processing procedures.
All person interested may appear and be heard at the time and place set forth above, or may file written comments with the City Administrator prior to the date of the hearing set forth above.
