ORDINANCE NO. 95
AN ORDINANCE OF
DIRECTING THE CONVEYANCE
OF CERTAIN REAL ESTATE TO PATRIOT INVESTMENTS AND MANAGEMENT LLC
THE CITY OF
LITTLE FALLS ORDAINS:
SECTION 1. That in consideration of the sum of $5,000, the Housing and Redevelopment Authority of the City of Little Falls, a political subdivision of the City of Little Falls, shall convey to Patriot Investments and Management LLC, a Limited Liability Company, a Warranty Deed, accompanied by an Abstract of Title, evidencing a good and marketable title, in the City of Little Falls, the following described real estate situated in the County of Morrison, State of Minnesota, to wit: all of Lots 7 through 13, Block 15, Rhodes Addition, and the west one-half of the vacated alley adjacent to Lots 7 through 13, and the south one-half of the vacated Eighth Avenue Northwest adjacent to Lot 7 and adjacent to the west one-half of the vacated alley; and upon receipt of said $5,000, the Chairperson and Secretary of the Housing and Redevelopment Authority of the City of Little Falls are hereby authorized to execute and deliver to Patriot Investments and Management LLC, a Warranty Deed conveying the aforementioned premises.
SECTION 2. That as a condition of the sale of said property, Patriot Investments and Management LLC agrees to begin construction of their building within eighteen  months from the date of closing or the Housing and Redevelopment Authority has the right to buy back the property for $5,000 less legal expenses.
SECTION 3. The City Council hereby dispenses with the requirements set forth in Minnesota Statute 462.356, Subdivision 2, as it finds that said acquisition will have no impact on the Citys Comprehensive Plan.
SECTION 4. This ordinance shall be in full force and effect seven  days after its passage and with it publication.
Adopted by the City Council of the City of Little Falls, Minnesota, this 1st day of May, 2017, by the following vote:
Voting in favor: Hircock, Gosiak, Lundberg, Zylka, Hanfler, Liljegren, Knafla, and Hanson
Voting against: none Jeremy Hanfler
